property in Spain

As a non-resident you can finance up to 70% of the purchase price in Spain. That means you need at least 30% deposit, plus the buying costs (10–14.2% depending on resale or new build). For a €250,000 property that comes to roughly €75,000 deposit plus €35,000 in costs.
For new build, buying costs are approximately 14.2%: 10% VAT (IVA), 1.5% stamp duty (AJD), and notary plus land-registry fees. For resale property the total lands around 10%, mainly transfer tax (ITP).
A gross yield of 5–8% is realistic for holiday rental in popular coastal regions. After rental management (typically 20–25% of rental income) and fixed costs, net yield lands around 3–6%. Return on your own contribution can be higher when you finance with a mortgage.
